反擊高房價，包括台銀在內的大型行庫，對房市投機客申請房貸，全面採「連坐法」因應，只要被銀行列入「黑名單」，除配偶之外，直系親屬如父母或子女，放款將同步緊縮。行庫預估，投資客炒房成本將多出八成到一倍。
央行年前曾發函給銀行，嚴禁房屋所有權人用配偶以外的「人頭戶」貸款，主要是有銀行反映，有客戶利用子女名義申貸，以規避管制措施。而為避免有漏網之魚，銀行日前更將適用範圍，擴大至包括父母、子女等直系親屬。
國內不少投機客，因為有「富爸爸」或「富媽媽」，索性用父母名義向銀行申貸，不只可貸成數較高，貸款條件也更優惠。行庫主管透露，不少年過六十的為人父母，名下竟背了上億元貸款，「很誇張，很明顯就是人頭戶」。
為防止「子女炒房、父母申貸」層出不窮，銀行主管表示，針對頻繁借款的投機客，銀行內部都有一份黑名單，近期並將範圍擴大，包括父母及子女等直系親屬都納入，若以這些人頭借款，將比照投機客本人辦理。
銀行主管表示，只要被列入黑名單，成數一定低於六成；利率也會比實際估算再加○.五到一個百分點；而且也沒有寬限期。
舉例來說，過去若以父母名義申貸，可能可以貸到八成，一千萬的房子只要準備兩百萬元，就能跨過炒作門檻。「連坐」新制上路後，銀行可能只願意貸五成，意即投資客得自備五百萬元，才有辦法繼續炒房，成本高出一倍之多。
除表面上緊縮成數外，有投資客透露，銀行鑑價更是「保守到誇張」，市價一千萬元的房子，硬是只估九百萬元，九百萬元還只願意貸五成，等於是自備款就要五百五十萬元，炒作成本暴增，讓部分兼職投資客苦不堪言。
行庫主管認為，若只以房貸套數認定投資客，恐怕會誤殺，畢竟有人真的需要同時背兩套房貸；反觀有些投資客，名下甚至只有一套房貸，有的還沒房貸，長期以來都藉著「富爸爸」或「富媽媽」等人頭戶來申貸，更該列為打房目標。
