〔本報訊〕又見台灣之光！根據資料顯示，台北市房價所得比高達15倍、貸款負擔率更超過6成，等於台北市民須不吃不喝15年才有機會安家。北市房價所得比居全球之冠，高於亞軍香港、季軍新北市，更「海放」加拿大溫哥華、澳洲雪梨及美國舊金山等先進國家大都會。



營建署公佈2013年Q4的房價負擔能力指標調查結果，首次採用「實價登錄成交價」、500多萬戶報稅資料以及家庭收支、員工薪資調查等資料作交叉比對，以「中位數」作為標準推估，計算出台北市房價所得比為15.01倍，貸款負擔率則為63.37％。

主持本項計畫的德明財經科大副教授花敬群表示，以我國本次資料再與美國顧問業者Demographia對歐美亞洲都會區的調查資料，得出排名為：第1名台北市15.01倍；第二名香港14.90倍；第三名新北市12.67倍；第四名溫哥華10.30倍；第五名；舊金山9.2倍；第六名雪梨9.0倍。尤有甚者，台北市房價所得比之高，遠比南韓首爾高出6倍。

全球房價所得比前三高，光台灣一國就有台北、新北兩城市上榜。儘管台北市房價非全球最高，卻是世界上最難買房的地區，情況甚至比向來以「寸土寸金」聞名的香港還嚴苛。

不管有沒有調高持有稅 租金能漲的部份 房東早漲了

能再調高三四成的機率不太高(到時就真的開放大陸人來台居留 撐住租金)

不管有沒有調高持有稅 租金能漲的部份 房東早漲了

說的也是！
房東稅雖漲，但百姓薪水不漲，所以商家售價加不上去，租金成本無法轉嫁給消費者，
如此一來商家會倒，所以房東租金當然就加不上去，
反倒是稅漲了之後，房產投資報酬下降，房價會下跌才是真的，
參考他國政策亦是此理。

空屋稅課下去
房東急著把空房子租出去，房租自然就會掉
再加上名目上的租賃增加，政府可以增加租賃稅收
老實說Z>B

不過政府官員多持有房屋，推出不利己的政策
向來不是他們的作風
再者課空屋稅，累死稅務人員

還要考慮房客的接受程度
