花上1400萬元買了48.75坪的「店面」，事後卻發現竟然通通都是停車位與公設，實際能當店面使用的空間只有一坪多一點，相信任何人遇到這種事情都會抓狂。

新竹縣一位楊姓醫師想要開診所，於是在去年八月看定竹北市某興建中大樓的一樓「店面」，簽約花費1400萬元買下。然而上個月他卻發現自己購買的「店面」，居然是子母停車位，經過一番查證，才發現真正可以合法申請店面的面積僅有一坪多，讓他氣得快要抓狂，找上縣議員與消保官求助。

根據雙方所簽訂的合約登載，該房屋總坪數為48.75坪，扣掉附屬建物與公設後，主建物應該有30.03坪，而且楊醫師購買時就已經明確告知銷售人員自己要開診所，如果知道自己買的不是店面而是停車位，怎可能花上一生的積蓄去買？甚至就連建商廣告文宣上的所謂「迎賓大廳」，實際上也僅是兩個停車位。

建商委任律師表示，該公司在新竹縣推案將近20年，向來正派經營，且買賣當初都有充分揭示所有資訊，絕對沒有隱瞞或欺騙。不過消保官靳邦忠表示，很多建商都會利用政府獎勵停車空間補助，增建了樓地板面積，而將停車空間設在一樓與地下室，等驗收過後再二次施工，將停車位改成店面違反使用。
