《傳產》永慶房屋：房價下修！54%民眾想進場購屋

【時報記者郭鴻慧台北報導】永慶房仲網發布最新的「永慶購屋趨勢大調查」，結果顯示高達5成4民眾想進場購屋，較上季4成2大幅增加，僅次於總統選後的六成比重，顯示目前房價已有相當跌幅且在低利環境下，民間資金充沛，民眾手握大筆資金等待降價入市意味濃厚。另外，有五成六民眾認為未來3個月房價會小幅下跌，顯示民眾認為價格小幅下修便願意進場購屋，若屋主願意配合，未來房市才會有擴量發展；此外，全台換屋比重連四季小幅增加、投資比重連三季微幅上揚，北市投資比重較上季增幅最大，顯示目前經濟實力較佳的換屋及中長期投資買氣有逐漸回溫的跡象。


永慶房屋總經理葉凌棋表示，本次調查結果中看好未來半年為購屋好時機的比重高達5成4，在歷次調查中僅次於去年總統選後的6成，更是高於立委選後的5成1，為歷次調查以來次高，顯示在目前不景氣、房價修正及低利環境階段，手頭資金充沛，民眾看中房地產的保值與長期增值效果，紛紛準備等待房價下跌時危機入市。葉凌棋分析，以目前一線經紀人員帶看的情況來看，帶看數較上個月平均增加兩成左右，收斡量也大幅成長一到兩成，但就是雙方價錢很難達成共識，許多待售屋主認為多組買方帶看，就以為目前房市還不錯，普遍對價格較為堅持，有的甚至坐地起價；其實，大多數買方都是抱著撿便宜的心態來看屋，追價意願不高，如果屋主願意配合，相信未來房市成交量才能有效提升。

葉凌棋表示，在歐美金融危機所引爆的全球經濟衰退已經勢不可擋，特別是以出口為主的台灣產業也很難全身而退，農曆年前各行業倒閉、休無薪假、裁員及減薪潮不斷，儘管政府發放消費券刺激經濟及央行緊急降息，民間消費略為改善，但房市交易量並無明顯增多，連許多房仲業都紛紛不支倒地，在這樣不景氣的情況下，民眾對看跌未來房價在所難免。 葉凌棋 分析房地產保值性強，未來長期穩定增值性高，在目前低利環境下，央行將持續逼出銀行龐大的定存資金，過半的民眾仍以房價小幅下跌較符合預期，因此，若屋主肯配合小幅降價，未來房市才能有擴量發展的可能。

葉凌棋表示，目前房價處於盤整修正，但在低利環境的刺激下，有資金實力的換屋及中長期投資族群開始蠢蠢欲動，特別是台灣資金充沛，對房市中長期投資有利，因而投資比重連三季微幅上揚，北市投資比重大幅拉高到27%，較上季增加5個百分點，顯示低利環境下，購屋負擔減輕，不僅對換屋自住有利，目前定存利率過低，投資族群未來也在思考應將資金放到哪個部位最有利。
